Regeneration of Bracknell town centre

Asite Project Workflow was chosen as the main collaboration tool for the proposed £750 million regeneration of Bracknell town centre. It is estimated that using Asite’s collaboration technology, over the next six years savings in the region of 1% to 3% of the overall budget will be achieved.

The Bracknell Regeneration Partnership (BRP) submitted an outline planning application for the comprehensive, mixed-use regeneration in November 2004. The plans include the transformation of the outdated town centre including new stores, shops, offices, leisure, homes, open spaces and public buildings.

Stanhope plc was appointed by BRP to co-ordinate and manage the professional team chosen to deliver the regeneration scheme. Asite Project Workflow will assist Stanhope plc by enhancing project communication and information sharing.

Based on Asite’s previous experience, key benefits have been identified for the Bracknell Town Centre Redevelopment, such as structured communications across all projects, availability of a project-wide central repository of information and sitespecific design and construction information. In addition, it will also offer simplified inter-project communications (including the extended project team, Local Authority, Fund Monitors, Sub-contractors etc), a comprehensive Audit Trail and standard drawing/document approvals process.

"Fast and effective communication will be vital during construction due to the magnitude of the regeneration scheme. The use of Asite Project Workflow will ensure efficient communications and easy access to information.”

Jumbo Park - Helsinki

Ailecon Oy, a leading real estate development consultancy based in Finland, has chosen Asite Solutions Ltd for the supply of collaboration technologies for a major retail project in Helsinki – Jumbo Park. The use of Asite Project Workflow will enable Ailecon Oy and their partners to collaborate throughout all stages of the project, tracking and approving documents and communications online – in a timely and efficient manner.

"Our decision in favour of Asite Project Workflow was due to two factors, basically: time savings and ASP-model platform. This application is intuitive in use and suitable for multiple organisations sharing projects specific information"

Tony Antti-Juhani Lehti - CEO

Ailecon Oy was in search of a project management tool to coordinate this 100-million-euro project. Jumbo Park is a unique development, unmatched by any other retail centre in Finland, and includes Spa facilities, a hotel, fitness club, health care and a 5000-6000 sq-m retail space. Ailecon intends to, subsequently, expand the use of Asite’s solution to other projects.

Paradise Street - Liverpool

Liverpool City Council selected Grosvenor as the developer for the Paradise Street Project. This redevlopment project is to cover forty-two acres of urban regeneration, located in the heart of Liverpool. The project is scheduled for completion by 2008, when the City will become the European Capital of Culture.

One of the main objectives behind this project is to create a retail driven area encompassing both shopping centres and private apartments. The redevelopment site covers:

The challange

The challenge of the project is to deal with the complexity of multi-site coordination requirements, meaning that effective collaboration by the project team has been of the utmost importance. The chosen collaboration tool for The Paradise Project is Asite's Project Workflow. The large amount of separate project sites within the Paradise Street Development Project and the corresponding coordination necessary between all parties amplified the need for a robust collaboration tool. Project Workflow enables members of a project team to manage the review of documents and better control project processes. The exchange of all design and construction information as well as the communications surrounding the key processes (design, collaboration, document approval, change requests etc) are all actively supported and managed by Asite via Project Workflow (PWF).

The approach

Asite was deployed in the early stages of planning, at Grosvenor's request, to enable the project teams to share information during the multiple planning applications. As the project has grown, Asite Project Workflow was implemented in a hierarchical structure whereby a top-level Masterplan Site allowed the overall scheme information to be available to all members of the project team. As individual Sub-Projects entered detailed design phase, they were given a Detailed Design and Construction (DDC) PWF workspace to facilitate design and delivery, with required information from the Masterplan linked into the relevant DDC site. Adopting Asite in the early stages of the project during Stage C where the volume of the documentation was relatively low and complexity had not yet developed, ensured that document systems were defined and carried through the whole project.

Implementation of Project Workflow enabled the project teams to manage the end-to-end processes more successfully. Adoption of PWF allowed more time to agree to any outstanding protocol issues and for the use of the technology to become habitual prior to the onset of the Stage D phase.

The effort spent in the early phases of the project to ensure that implementation was appropriately structured was key to success and allowed the size and complexity of the project to easily develop within a defined structure.

This project demonstrated to us that there is no limit to the number of sites, documents and complex workflows that can be implemented into the Asite Business Operating System. Our consultants worked with Grosvenor to develop workflows to aid the progress of approval through the many different stages of the project."
